“Bright, welcoming spaces feel larger and are more inviting, so leave all your lights on for showings,” she advises. “And don’t forget to make your bed every morning and tuck away those pet dishes.”

She emphasizes that preparation for that first impression is key, as potential buyers could drop by at any time.
“Being ready can feel like a lot of work – but trust me, it’s worth it,” she says. “Creating an inviting atmosphere can make all the difference when buyers step through your front door.”
And for sellers struggling to get offers, no matter how often they show their home, the market may be offering a bit of its own advice.
“It may be time to reassess,” says Alexander. “First, revisit your pricing strategy. Are you aligned with current market trends? Then take a closer look at your home’s presentation. Are there any areas that could use a refresh or perhaps better staging to highlight your home’s best features?”
Finally, she underlines the importance of reviewing your marketing plan with your real estate agent so you’re reaching the right buyers, sparking interest and getting the offers you’re waiting for.
All of which leads back to those first impressions.
Given the change of weather as the colder months settle in, sellers should be keeping their driveways and walkways clear of excess leaves or snow. Inside the home, a lightly scented candle (don’t overdo it!) or diffuser can also help create that added glow that helps prospective buyers feel comfortable.
Prospective buyers, meanwhile, should be careful to not get too swept up by the charm of what could potentially be their dream home. Instincts are important, but are items like the furnace, the floors and the condition of the roof.
“Your agent should ensure everything checks out so you can confidently move forward with the home that speaks to your heart and fits both your budget and lifestyle,” says Alexander. “Remember – your agent is not merely a tour guide. They’re your advocate and sounding board while you make one of the largest investments of your life.”
For example, a real estate agent should be helping you consider the bigger picture. Are there schools nearby? What are the local amenities? Is future development planned for the neighbourhood? This sort of inside knowledge provides important insight as you weigh your lifestyle and home ownership goals.
Fall and winter, incidentally, is a great time for buyers to explore off-market opportunities. Although a seller might be hesitant to list, it doesn’t mean they aren’t open to an offer.
“This is where having a resourceful realtor really counts,” Alexander says. “Active realtors are constantly networking with other agents, keeping an eye on social media feeds and following up with potential sellers who haven’t officially listed. Work with a realtor who’s well connected and who’s always on the lookout for that perfect home, on or off-market.”
