An electronics appliance store located at 453 Lillooet St. W. will be returning to residential use.
A discretionary use application for the property was unanimously approved by city council on Monday night.
The property is currently zoned as C2 – High Density Commercial District where one-unit dwellings are discretionary use.
Director of Community Services Derek Blais said the building was originally constructed for residential use and sits on the border between residential and commercial districts.
“The building was originally constructed as a one-unit dwelling and served in that function until 2011 when the property was rezoned to C2 to accommodate commercial uses and the block is currently divided between C2 and R1 districts with this property located very close to that boundary,” Blais said.
MS Technology Solutions Corp. is currently operating an electronic appliance store, but the owners have been looking at other options for the property.
“The applicant has been operating an electronic appliance store for this location since April of 2020 and has since decided to explore other options for the property. The applicant reports being unable to find another commercial tenant or buyer and now prefers to return their property to residential use,” Blais explained.
With city council approving the application, a Change of Use Building Permit will still need to be issued to allow residential occupancy within the house. The city has confirmed that they have already received the application for the building permit.
