At its April 22, 2025, Regular Meeting, Didsbury Town Council approved the 2025 Tax Rate Bylaw.
According to the town, each year, the Town Council approves the budget needed to support Town services.
"To get the amount of revenues required from property taxes, the Town takes the overall expenditure and subtracts all other sources of revenue; the balance is the amount to be raised through municipal property taxes. Council approved a $13.7 million 2025 Operating Budget on March 26, 2025, with the tax-funded portion totalling $5.4 million."
Tax rates are set to determine property taxes. For every $1 of assessed value, the rates show how much tax must be paid.
The town shared that residential and non-residential assessment values have increased roughly 10 percent and 8 percent, respectively.
"Due to the assessment increase, the tax rates have been lowered. Depending on the changes to individual assessments, the amount of taxes paid will differ for each property."
The Town directly pays Mountain View Seniors' Housing and Provincial Education with a sizable tax revenue. In comparison to 2024, there has been a notable 15 per cent increase in Provincial Education requisitions. The Town's essential infrastructure and other municipal services are funded by the remaining 70 per cent of taxes collected.
The municipal mill rates for residential and non-residential areas are set at 6.76 (municipal) and 8.67 (non-residential) for 2025. This indicates a 2 per cent drop for non-residential assets and a 6 per cent drop for residential properties.
"However, due to the increase in requisitions, the combined rates, which include the provincial portion, are 9.67 residential and 12.87 non-residential. The combined residential mill rate has decreased by 3 per cent from 2024, and the combined non-residential mill rate has increased by 1 per cent."
According to the town, for the average home assessed at $324,000, the tax increase, including education requisition, will be approximately $8 per month.
"Tax notices will be sent on May 5, 2025, with payments due by June 30, 2025. Property owners may request that their tax notices be emailed, may access their tax information through the E-gov portal on the Town of Didsbury website, and may register to pay their taxes in monthly installments (TIPP)."
