Property owners in Airdrie have until June 30 to pay their 2025 taxes or face escalating penalties. Tax bills were mailed at the end of this month. But under City of Airdrie policy, non-receipt does not excuse missed payments.

Penalties apply starting July 1
Payments not received by June 30 will incur a five per cent penalty on July 1, followed by additional five per cent penalties on September 1 and November 1.
Accounts still in arrears by January 1 face a nine per cent penalty, with another nine per cent added on April 1, under Airdrie Tax Penalty Bylaw No. B-11/2019.
Sample property tax: $3,589.32 on a $556K home
The city used a home assessed at $556,000 as a representative example for 2025 tax calculations. At the current rate, that property would generate $3,589.32 in total taxes:

$2,251.07 to the City of Airdrie (municipal tax)

$1,302.75 to the Province of Alberta (education requisition)

The balance to other public requisitions, including seniors housing
The 2025 residential tax rate is 0.00645561, which includes:

Municipal rate: 0.00404869

Other requisitions: 0.00006384
The non-residential total rate is 0.01242166.
Where the money goes
According to the city’s approved breakdown:

67 per cent of the average tax bill funds local services such as fire protection, policing, transit, roads, parks and recreation

32 per cent is collected on behalf of the Alberta government to fund public and separate schools
-
1 per cent goes to the Rocky View Foundation, which operates subsidized seniors housing in Airdrie
Assessments mailed January 10
According to a January 10, 2025, news release from the City of Airdrie, annual property assessment notices were mailed ahead of the tax cycle. The customer review period ran until March 24.
"Property in Airdrie continues to be in high demand due to its ideal location in the region," said City Assessor Valerie Cottreau in the release. "As the City invests in infrastructure, community services and local amenities, Airdrie remains a top choice to call home."
The city said assessments are based on market value as of July 1 of the previous year and property condition as of December 31. Assessment values are calculated through mass appraisal methods, using data such as sale prices, location, lot size, and features.
Owners seeking a review had until March 24 to file a request.
How to pay
Property taxes can be paid:

Through the Monthly Tax Payment Plan (MTPP), which splits the bill into instalments

At most financial institutions via online banking, ATMs, or in-branch

By cheque through mail, courier, or the drop box outside City Hall

In person at City Hall by debit, cash, cheque, or credit card (2 per cent fee applies to credit)
Payments must include the tax roll number listed on the current notice.
Deferral available for eligible seniors
Seniors may apply for the Seniors Property Tax Deferral Program, which allows eligible homeowners to defer all or part of their taxes through a low-interest loan from the Government of Alberta.

Two-year arrears trigger tax recovery process
If taxes remain unpaid for two consecutive years, the city is required to initiate the tax recovery process under Sections 412 to 418 of the Municipal Government Act.
This includes placing a tax notification on the property title and listing the property for public auction the following year if balances are not resolved.
The city says owners can enter into a tax agreement to avoid the auction process. Once all arrears are cleared, the title notification is removed.
Strike risk won’t change payment deadline
While the city has encouraged residents to sign up for paperless billing, the legal deadline remains June 30 — regardless of whether a Canada Post labour disruption delays delivery of the physical notice or payment.
