Portage la Prairie is growing, and the latest building reports show that momentum is not only continuing, but expanding beyond the city limits. City Councillor Preston Meier, who chairs the City Planning and Economic Development Committee, says the local planning district takes a big-picture approach.

“Our planning district is regional. It encompasses not only the city of Portage la Prairie, but the RM as well," Meier explains.

These monthly reports, Meier says, aren't just about counting permits. They also tell the story of a region on the rise. 

“Every planning report we get tells the story of what's going on within our city and our region. It's proof of the work that's being done," he continues.

New builds, repairs, and renewed investment

Recent trends reveal both new development and reinvestment. 

“We’re seeing more single residential homes, more duplexes, triplexes, fourplexes," he says. “It also encompasses the apartment buildings that are going up within our community."

The new construction in and around the region isn’t just limited to homes. 

“You start to see that many new commercial buildings are going up, and repair permits are actually up considerably as well. Whether it’s residential, commercial, or industrial, we’re seeing people put money back into their properties and their businesses, which is the sign of a healthy city," he says.

Before you build, know the rules

Before starting any construction or renovation project, it is encouraged to have open communication with your neighbours.

“You might need a variance, or a conditional use, and when you do that, everybody that's within a 100-meter radius gets notified. It's always better to have that conversation early. It might not be an issue, but it can be, and this way, you can eliminate as many of those issues early on," he advises.

Residents are also reminded to consult the planning district before any work begins.

"What a lot of people don't realize is that you may need a permit. When starting any new work, it's important to have a conversation with the planning district beforehand," he advises.

Stay informed and avoid setbacks

For anyone planning to work on their property, Meier encourages a quick visit to the planning district’s website to understand the rules, requirements, and next steps for any building project.

"You'll see what you can do and not have to worry about getting a permit for. If you're painting or doing cosmetic stuff, typically a permit is not required. Any structural work that involves making changes to the residence is when it's important to have that conversation and cover yourself before anything happens," he explains.

Looking back to look ahead

The previous year saw a large increase in permit value, driven by one key project. 

“Last year, we had about $279 million worth of permits that were issued. We know the majority of that was for the hospital, but when you remove that portion, it still gives you a clearer picture of what's happening everywhere."

He notes the year-to-date comparisons reveal continued growth in every category, from single-family homes to industrial and commercial construction. 

"The year has been trending well, and the latest building report shows that momentum is not only continuing, but expanding beyond the city limits."

With the right planning and community awareness, Portage la Prairie is building toward a strong future.
