New residential lots planned for Humboldt’s southeast corner have drawn considerable interest from prospective homeowners and developers – so much so that Humboldt City Counci has approved a lot draw for allocation. The intention is to provide fair and equitable access, notes a report presented to Humboldt City Council at its regular meeting on August 25.
The last lot draw held by the City was in 2009. Council reviewed the previous procedures and set them side by side with draw regulations used in other cities to determine how this year’s process would go ahead. Applications for the designated lots along 101 St. will be accepted up to September 4. The draw date is slated for September 9, 2025 at 5:30 pm at the Uniplex Conference Centre.
A $1500 dollar application fee, payable to the City, would be applied to the purchase price or refunded without penalty if the application was unsuccessful.
Applicants would need to declare as individuals or contractors with a maximum of three lots being available to contractors. Contractors would be identified by their GST number. Successful applicants will be given a 10-minute appointment, based on the order their name was drawn, to select their lot. The applicant or a proxy must be present in person or virtually.
Terms of sale and penalties for default were also listed in the report, which is available in its entirety on the City of Humboldt’s Website.
If there are lots left following the lottery process, the City would sell them on a first come first served basis.
In addition to the lot draw, Council also considered parameters for architectural design on the newly developed houses. The report presented to Council noted that “Successful applicants will be given a 10-minute appointment, based on the order their name was drawn, to select their lot. The applicant or a proxy must be present in person or virtually.”
Some of those considerations included minimum sizes of floor plan, placement of garages, roof slopes, and prescriptions on exterior finishes and complimenting design.
