The Central Community Homes main street Affordable Housing build is moving along ahead of schedule, according to John Bergen, the foreman of the site.
This week, he led a private tour through the building for Brad Adrian—Project Manager for Central Station and Central Community Homes, as well as Lori Penner—Property Manager, Housing Coordinator for Central Station, to update them on how the build is coming and when it will be ready for movers.
Current state
Since the ground-breaking near the end of last year, Bergen shared that the process of bringing up the building has been relatively smooth thus far.
“Electrical and plumbing is finished on the inside, about two-thirds is almost done dry-walling, and we’re going to start entering the process of sound-matting, and we pour gypcrete in our buildings to create a level of sound [proofing].”
He said once these steps are done, they will be moving on to the process of finishing the project with flooring, mudding, painting, and finally moving.
When asked what he attributes the fast-moving pace of the build, Bergen said, “Each trade has been working really well together, everybody’s been working hard, working around each other. It just has streamlined a lot of items, and that’s one of the benefits of a community like this.”
The goal
Penner shared that Central Station is currently waiting on a pending grant that, if approved, would allow them to provide a level of care that isn’t available in Winkler yet.
“What we’ve applied for is super unique and is only offered in one building in Winnipeg... It’s a mixture of different types of mental health needs from level 4, level 3, and then we would house as well level 2,1, and then some market rent.”
Adrian added, “The level of support that we can provide will be based on the amount of funding and support that we can provide for them.”

Timeline
All things moving as they should, Bergen expressed confidence that people can expect to see the building completed this year.
“We’re definitely in a fall season of 2025, with some variables at play, but we’re progressing really well.”
