The Town of Irricana says it has approved its first subdivision approval in more than a decade and its first-ever subdivision dedicated to industrial economic development.
In a release, the town said that on Aug. 14, 2025, it completed the final steps to endorse and register an 11-lot light-industrial subdivision known as Pioneer Industrial Park.
According to the release, “Located just north of Founders Park and accessible via Township Road 274, the subdivision includes 11 lots between 1 and 3.6 acres and creates new space for light-industrial operators, helping grow the non-residential tax base, attract investment, and support local job creation.”
Mayor Jim Bryson said in the release: “This isn’t just a win for today – it’s part of a bigger plan. Council set out to grow this community in a way that creates opportunity while staying true to who we are. Pioneer Industrial Park is proof that we’re following through.”
The document said the project directly supports a key focus area in the town’s Strategic Plan, “emphasizing diverse economic growth, responsible development, and long-term sustainability by increasing local opportunity and reducing reliance on residential property taxes.”
The release also noted that “nearly all lots are pre-sold and multiple lot owners are already in pre-application discussions.” It added that development activity is expected to begin shortly — “with at least one project ready to move forward this fall.”
In the release, officials said, “Each lot is development-ready, with gravel road access, overland drainage, and individual on-site servicing – a practical approach that minimizes infrastructure burden while supporting immediate investment.”
Chief Administrative Officer Doug Hafichuk said in the release: “This is a major step forward for a community that has historically lacked both a light-industrial tax base and the kinds of local jobs and opportunities that come with it. The strength of the pre-sales is also quite telling – people are ready to invest in Irricana, with many lots already progressing toward development.”
The release added: “The Town is grateful to Whitney Investments for its continued commitment to Irricana’s future. Their steady investment and willingness to work collaboratively through each stage of the process played a key role in making Pioneer Industrial Park a reality – a project that reflects shared values and long-term community goals.”
