As the next public hearing for the rezoning bylaw for the lots along Wellock Road is coming closer, the applicants, Secotr One Construction and Verity Developments, who are looking for that rezoning, have sent out some proposed changes to the bylaw that they hope would please community members.

The rezoning would affect a number of homes currently zoned for R1, or single-family, zoning along Wellock Road that are a part of The Meadows, a development subdivision near St. Joseph's Hospital. The project, which previously featured single-family units along Wellock Road, was previously looking to rezone all of the single-family lots to R4, or mixed-use, to create apartments along the road.

After the conversation was tabled at the August 11th council meeting, the clients are now sending possible amendments to the bylaw, which have been communicated through the city by letter to community members.

In the letter, dated August 20th, the letter includes the following new proposals:

  • Reducing the land to be re-zoned to the westernmost seven lots fronting the Wellock Road and Sister Roddy Road. This would mean the eastern edge of the re-zoning would approximately line up with the Wellock Road driveway access to the hospital parking lot.
  • Limit the building height of any future development on the property to be re-zoned to the same height as what is allowed in low-density residential areas.
  • Reduction in the front yard setback from 7.5 metres to 5 metres.

The proposed amendments by the applicants are likely to be discussed further at the Estevan City Council meeting set for September 8th.
