Home sales in Cochrane remained steady in March compared to last year, according to the Calgary Real Estate Board (CREB). Activity for the first quarter was slightly higher than in 2024 and remained well above long-term averages.

New listings improved, but strong sales kept the sales-to-new-listings ratio elevated at 67 per cent. 

“There were 213 units available in inventory in March, a rise over last year's low levels, but consistent with long-term trends for the month,” the report stated.

The increased supply and stable sales helped shift the market toward more balanced conditions, a change from the past four years. This shift has also slowed the pace of price growth in the town.

The benchmark price for a detached home in Cochrane reached a new unadjusted record high of $686,800 in March. This marks an increase over last month and more than five per cent higher than a year ago.

“While price growth has slowed over last year, the current March price does reflect a new unadjusted record high for the town.” 

Home prices have been rising in surrounding communities as well. In March, Airdrie saw a 2.3 per cent increase to $651,300, while Chestermere’s benchmark price climbed 4.4 per cent to $818,100.

Canmore remained the most expensive market in the region, with detached home prices surging 8.9 per cent to $1,703,200. Okotoks ($715,500), High River ($575,700), and Strathmore ($568,600) all saw price gains between five and seven per cent.

Calgary’s detached benchmark price also rose 4.1 per cent year-over-year, reaching $769,800.
