Loeppky Auto Sales on Brandt Street has received the green light from Steinbach City Council to expand its business. Following a public hearing where no objections were raised, Council unanimously approved a variance application that will allow for a reduced rear yard setback.
The business requested approval for a rear yard setback of 10 feet, 4 inches, whereas the 'C2' Commercial Community Zone requires a minimum of 20 feet. The variance was necessary to accommodate an addition to the existing business.
“They're servicing cars, they need big garages to have them in,” said Mayor Earl Funk. “And so they wanted to add to the garage for detailing and just working on vehicles.”
Smart planning helped ease concerns
According to the City Engineer’s report, the neighbouring property to the east on Hanover Street has a house on it, which would typically raise concerns about commercial operations being in close proximity to a residential property. However, the owner of Loeppky Auto Sales recently purchased the adjacent lot, mitigating potential concerns.
“The neighbouring property is also zoned for commercial, which also makes a difference in approving a variance for a commercial use next door,” the report stated.
Funk praised the business’s approach to expansion. “They did it so smart because they bought the properties around them as well. That way, you limit objections and the impact on the neighbourhood,” he said. “They've got a great business, they're growing, and they did a great presentation. Council rewarded them with a unanimous vote and supported their project.”
The variance was approved with conditions, including the requirement for the business to submit an updated lot grading and site servicing plan for City approval.
