Located within view of the stunning Rocky Mountains, just a 45-minute drive to Calgary’s downtown and minutes north from Cochrane, growth continues for MonTerra – a thriving neighbourhood nestled between Cochrane Lake and East Lake that’s actively drawing people from across Canada.

Byron Manastyrski is Concierge for MonTerra on Cochrane Lake Phase II, which is already 61% developed. He says people are drawn to build and live in this up-and-coming community because of its oversized lots, nature pathways and panoramic mountain views.

“It's estate living – you get more,” he explains. Having a larger property affords the quality of life families desire. Being a MonTerra homeowner himself, Byron can speak personally to the experience.

“We've lived here since 2015. At that time, there were a number of properties for sale. But now they sell quickly – you have open space to really kick back, relax, and take in the scenery with the mountains.

“We're a tight knit community. Even just if you go for a walk, you really get to meet your neighbours -- everybody's out and about, walking their dog or trekking around the Lake.”

The community also has a pavilion on the lake where the MonTerra Homeowners’ Association hosts events throughout the year.

“We had a wonderful New Year's party at the pavilion with the fire pits going, sleigh rides, food and beverages, fireworks – which lasted 40 minutes this year! And that's all volunteered by MonTerra residents,” reveals Byron. “It’s a great opportunity to get to know your neighbours.

“MonTerra is a hidden gem. Living out here, the open spaces, the sunrises, the sunsets, there's no light pollution. It's just so enjoyable and relaxing at the same time.”

Another exciting, well, development, is the revitalization of Cochrane Lake, planned to begin this year. Byron says the lake will become a destination in and of itself. “The aim of Cochrane Lake Revitalization is to enhance the quality of that water, so people can swim in the lake, go paddleboarding, parasailing, kayaking, canoeing, and make it that destination,” reveals Byron.

It’s also an architecturally controlled community, with a wide variety of home styles to choose from -- Prairie style, Georgian style, Craftsman, Modern, and Transitional. There are also three custom home builders assigned to the project – Aspen Creek Designer Homes, Cornerstone Luxury Homes and Elk Park Homes.

“They’re the ones who really put the heart and soul into each home,” Byron explains. “Because these are custom-developed homes – they're not cookie-cutter – so you can put what you want into your new home here. Not only are you getting a larger property, but you're also putting together your dream house.”
