Steinbach continues to be a seller's market when it comes to real estate.
That is according to Jeremy Davis with the Winnipeg Regional Real Estate Board. Davis says in the first six months of 2025, there were 98 single-family detached home sales, which is down five per cent from the 103 sales through the same period in 2024. By comparison, there was a six per cent increase in sales across the market region.
In terms of listings, Davis says the number was identical year over year. There were 138 listings through the first six months of both 2024 and 2025. Across the market region, the number of listings fell by two per cent from last year.
The average selling price for a single-family home in Steinbach rose nine per cent since last year. Through six months in 2025, it was $405,956. The nine per cent increase is on par with the rest of the market region.
Having said that, Davis notes that the average selling price for a residential detached home in Steinbach through the first half of 2025 was about $65,000 more affordable than the average in Winnipeg, and $55,000 more affordable than across our market region.
According to Davis, the highest-priced sale through the first half of 2025 was just over $700,000. By comparison, it was just over $800,000 for the same period one year ago.
Meanwhile, after crunching the numbers for condominiums, Davis says there were 22 sales from 27 listings between January 1st and June 30th of this year. In 2024, there were 23 sales from 27 listings. Davis says the market region as a whole saw a one per cent increase in sales this year and a five per cent increase in listings.
The average selling price for a condominium in Steinbach rose seven per cent over last year to $248,022. Davis says the market region saw only a one per cent increase over the first half of 2025. He notes condominiums were $32,000 more affordable in Steinbach than across our market region in the first half of 2025, and about $28,000 more affordable than in Winnipeg.
As mentioned earlier, Davis says it seems Steinbach is still a seller's market, matching what is going on in the rest of the region. He notes Steinbach led the way for areas outside of Winnipeg in terms of total single-family detached Multiple Listing Service (MLS) sales. Davis says the area of Steinbach, which then includes some of the surrounding communities, was up 13 per cent over last year. The entire market region was up about six per cent.
"It's definitely been trending towards a seller's market for a couple of months in Winnipeg, and it certainly looks that way in Steinbach as well," he adds.
Davis says he anticipates the real estate market in Steinbach will continue on a similar trajectory during the second half of 2025. He explains that the spring market is typically the busiest and that summer continues to be busy before slowing down in October.
